Is My Roof Wind Damaged? How Strong Winds Damage Roof Shingles

We have experienced strong wind gusts in and around the Denver metro area in recent weeks. As a result, many property owners are reporting wind damage, including roof wind damage. Has your property been affected? Not sure? Don’t miss these tips designed to help you determine if you have wind damage and may need roof repair services.

How can I tell if my roof has wind damage?

Loose Shingles

One sure sign that your property has sustained wind damage is lost or loose shingles. If you notice shingles in your yard or missing from your roof, it’s important to have the damage professionally inspected as soon as possible. Take a look at your roof from your yard, do you notice loose shingles? This is yet another telltale sign of roof wind damage.

Separated Shingles

A closer inspection can help you determine if wind has gotten underneath your shingles and caused them to separate. When this happens, dirt and debris will begin to build up and compromise the surrounding shingle. If repaired quickly, the problem can oftentimes be contained. While some brave property owners may opt to inspect for signs of separation themselves, we encourage you to leave this to the pros!

Metal Roofing Denver: What You Should Know

metal roof colorado

At Elite Roofing we often speak with property owners interested in weighing the pros and cons of investing in metal roofing.  As leading providers of metal roofing in the Denver area, we’re always happy to help consumers consider their options and determine the best roofing product for their needs and budget. If you’re interested in Denver metal roofing, we encourage you to consider the following.

For most property owners, the major selling point of a metal roof is durability. Designed to withstand even the harshest of weather conditions, metal roofs are a great option for those of us living in the Rockies.  If you’re looking to invest in a roof for the long term, a metal roof is a great option.

Most metal roofs come with a warranty ranging between 30 to 50 years. When compared to traditional asphalt shingle roofs, that typically last 20 years, the lifespan of a metal roof is yet another attractive benefit.

Energy Efficiency

Because metal roofs reflect light, they can actually help to reduce utility bills in the summer months. In colder months, properly ventilated metal roofs can help to absorb solar heat. Now that’s a win-win!

Fire risk awareness among property owners is also adding to the popularity of metal roofs. This is particularly true in arid climates. If you’re looking for a roof that will stand the test of time, and reduce fire risk, a metal roof is a great option!

Other Considerations

Metal roofs come at a higher price point than more commonly used materials. However, when considering the total cost of ownership of a metal roof, that can last up to 50 years, you may find that metal is actually more cost effective than other options.

Hail Damage

It’s also important to note that hail can dent a metal roof. Discuss manufacturer guarantees as you consider your options, many today guarantee against denting even from heavy hail.

If you are ready to learn more about your Denver metal roofing options, contact us today! Allow us to help you explore the pros and cons of metal as well as other roofing materials. Winter Roof Repair

Winter Roof RepairThe extreme weather conditions we experience here in Colorado, in the winter months, can take a toll on your property. At Elite Roofing we often hear from property owners, this time of year, interested in learning about their winter roof repair options. Simply put, some damage cannot be ignored until warmer weather prevails. If you suspect that you might be in need of winter roof repairs, you’ve come to the right place! Let’s take a closer look at repairs that can be completed now to ensure your roof withstands the winter.

Ice Damming Risk

Ice damming can cause major damage to your roof and the structure of your home. This time of year, it’s a good idea to watch for signs of ice damming and/or areas of high potential for ice dams to form. Ice dams are mounds of frozen snow melt that build up at the edge of your roof trapping future snow melt and causing water damage. Ice dams form when warm air leaking through a roof causes snow to melt. As it trickles to the edge of the roof, the cold edges cause the water to refreeze. Over time, ice dams build up and can become a much bigger issue. If you have had ice dams in the past, or you suspect that your roof is leaking warm air, it’s best to undergo a professional roof inspection.

Snow Stop

If heavy snow buildup is an issue for you, it’s a good idea to consider a cleated system, also know as a snow guard.  Designed to prevent snow from breaking loose and covering items below your roofline, a snow stop can protect your family’s safety as well as your property.

Heat Tape

Installing heat tape in gutters is another great way to protect the integrity of your roof in the winter months. Designed to prevent blockages in gutters, downspouts and interior drains, heat tape can help prevent ice dams and water seepage into your home.

Book Your Free Roof Inspection Today!

These are just a few examples of proactive steps you can take to prevent damage to your roof in the winter months. At Elite Roofing we are always happy to help property owners extend the lifespan of their roofing system. From winter roof repairs to complete replacements, we do it all! What’s in a Roofing Bid?

What's in a Roofing Bid?So, you’re in the market for a new roof. You’ve contacted Denver roofing companies and you’re not sure what to expect in terms of a bid. What should be spelled out in your bid? What warning signs should you watch for to ensure you’re hiring a reputable roofing contractor? At Elite Roofing we consider educating property owners to be one of the most important things we do. This is precisely why we’re devoting today’s post to helping you understand exacting what’s in a roofing bid.

Roofing Bid

Your roofing bid could be as simple as a handwritten document or a more formal Word document. In either case, it’s critical to ensure that each of the following is clearly outlined:

Your roofing bid should clearly state which responsibilities belong to your roofing contractor as well as any responsibilities that belong to you as the property owner, including repair of any damage done during the project.

You should also receive a clearly outlined start and completion date for your roof replacement or repair.

Payment Terms

Your roofing estimate should state all payment terms, from deposit to final payment.

Your bid should clearly summarize all costs including labor, materials, taxes, permitting and disposal of project debris.

You will also need a comprehensive list of all materials to be used including: gutters, flashing, underlayment, roofing material, any ventilation to be included and the names of all manufacturers. The bid should define who receives any excess materials such as singles or gutters.

If you will be receiving a warranty from your roofing company and/or the manufacturer, all details should be clearly stated in your bid.

If your roofing bid contains all of these elements, you can rest assured that the interest of yourself and the contractor are protected.

Concerns about Melting Snow on Roof

Concerns about Melting Snow on RoofDo you have concerns about melting snow on your roof? If so, you’re not alone. The stress that winter snowfall places on our roofs is cause for concern for property owners throughout the Rockies. If you fall into this category, we encourage you to consider the following.

When the warm air your house emanates meets the cold surface of your roof, condensation naturally occurs. For this reason, a roof or attack lacking sufficient insulation is the perfect breeding ground for mold and mild, particularly during snow melt. Consistent condensation can damage even a newer roof and ultimately shortened its lifespan. Insulating and properly ventilating your attack is the best defense against condensation.

Ice Dams

Colorado winters can take a toll on the structural integrity of your roof in the way of snow build up and ice dams. Ice dams occur when ice on the warmer sections of a roof begins to melt and refreezes over built up ice in other areas. As the dam begins to cause moisture to pool on your roof, it’s common for water to begin seeping between joints and cracks, causing serious damage.  The best way to prevent ice dams is to seal all warm air leaks in close proximity to your roof sheathing. Again, proper ventilation and insulation can help to prevent ice dams from forming.

Melting Snow

Melting snow on your roof is a part of homeownership in Colorado. However, an aging or compromised roof can suffer as a result. If you suspect that your roof is on its last leg, snow melt can actually help isolate the issue. Pay attention to the areas where the snow is melting quicker. This is typically indicative warm air leaks. By fixing the issue, you may be able to extend the life of your roof.

Low Slope EPDM Commercial Roofs

Low Slope EPDM Commercial Roofs

If you’re exploring your options for a low slope commercial roofing product, EPDM is a great solution to consider. Ethylene Propylene Diene Monomer (EPDM) is a synthetic rubber used to create a watertight roofing membrane. One of the most durable commercial roofing products on the market today, property owners can expect to get upwards of 30 years of use out of an EPDM system.

Low Slope Commercial Roofing

A commercial roof is considered low slope if it has a slope less than or equal to 3:12, or 14 degrees. Low slopes require special, water impermeable roofing applications. The durability of an EPDM membrane make it an ideal solution for low slope commercial roofs.

VersiGard® EPDM

At Elite Roofing we’re proud to work exclusively with VersiGard® EPDM membranes. Having been in the industry for more than 50 years, Verigard has earned a reputation as the leader in the space. In fact, they offer an unprecedented 30-year warranty on their EPDM commercial roofing systems. This is precisely why we are proud to offer VersiGard solutions to our customers.

Long Lasting & Repairable

Not only do these systems come with a 30-year warranty, they can easily be repaired. Commercial property owners are often able to further extend the life of an EPDM with a low-cost repair. Forget replacing your low-slope commercial roof again in 15 or 20 years, invest in a roofing system that will last upwards of 30.

Your Low Slope EPDM Commercial Roof

If you’re wondering if EPDM is in fact the right choice for your low slope roof, in most cases it’s safe to assume that it is. However, it is always a good idea to consult a roofing professional. At Elite Roofing we are proud to offer free, no-obligation roofing inspections. Allow one of our highly experienced commercial roofing specialists to inspect your roof and help you determine if EPDM is in fact the right solution for your needs.

Roof Insurance Claim Process: What to Expect When Filing Your Claim

At Elite Roofing we understand that filing a homeowners’ claim can be both daunting and overwhelming. However, educating yourself about the insurance claims process can make the whole thing less intimidating and ultimately protect you and your property. This is why we’re devoting today’s post to understanding the roof insurance claim process.

Type of Insurance Policy

It’s important to first familiarize yourself with your insurance policy. There are two main types of homeowners’ policies:

Actual Cash Value (ACV)

These policies are less common than RCV and typically cost less because they offer reduced coverage and higher depreciation. As a result, policy holders typically incur much higher out of pocket costs.

Replacement Cost Value (RCV)

These policies tend to be a bit more expensive and, as a result, policy holders enjoy full replacement coverage. With an RCV policy, you will have a single out of pocket expense to cover your deductible, your insurance provider then will step in to cover the rest.

The Insurance Claim Process

There is no need to be intimidated by the insurance claims process, it’s actually quite simple. You can expect the entire process to follow this cadence:

Professional Roof Inspection

Have a professional roofing inspection before calling your insurance provider. This is critical for a number of reasons. You may find that you do not have extensive enough damage to warrant an insurance claim. Should you find that you do need to file a claim, your inspection will provide a clear analysis of the state of your roof. Information, which will be imperative for advocating for yourself as you interface with the your insurance company.

File Insurance Claim

If you determine that you do have enough damage to substantiate an insurance claim, this is time to reach out to your insurer.

Insurance Adjustments

At this time you will be assigned an adjuster who will be charged with inspecting your roof and any other damage your property has sustained.

First Insurance Estimate & Check

Once your adjuster as surveyed your damage, they will provide an estimate for repairs and present you with your first check.

Send Check to Mortgage Company

If you have a mortgage company, you will need to send your check to them to have it endorsed. This is very critical to ensure that your mortgage company does not hold up the process.

At this point, your repairs can begin. Your roofing contractor will order materials and begin the construction process.

Complete Supplement Process

Work with your contractor’s supplement department to ensure all project specs are accounted for and accurate. This is critical in ensuring that your roof repair or replacement is fully covered.

Second Insurance Estimate & Check

Once the supplement process is complete, you will receive your second and final check along with your final project scope.

Close Your Project & Warranty Paperwork

Once everything is complete, it’s time to close the job with your contractor and receive your final warranty paperwork.

Want more information? Watch this complete video in which our Founder and CEO Randy Brothers walks you through each step of the roof insurance claims process – and remember, we’re always here to provide insurance claim help for your home.
